Buildings Report

The Building Report is the most comprehensive type of survey available . This report can be considered for all properties, but especially when the property was built prior to 1930, constructed out of non conventional materials such as timber, cob & thatch. We also advise a Building Report for those properties that have already, or you are intending to extended or altered from it's original state.

The surveyor will spend between 4-8 hours on side depending upon the size of the property and will look at everything that is visible or easily accessible to examine the soundness of the structure, its general condition and all major and minor faults.

The completed Building Report will be extremely thorough as the surveyors are legally obliged to inform you of ALL the finding of the inspection. The Report will provide a full list of necessary repairs and general maintenance works.

 

Asbestos Report

The Control of Asbestos Regulations 2006 came into force on 13th November 2006. This legislation updated the Control of Asbestos at Work Regulations (CAWR) 2002.

An asbestos survey is required on all commercial properties in order to comply with the CAR 2006 regulations.

Our Type 1, 2 and 3 asbestos surveys are conducted by P402 / S301 trained surveyors with at least 5 years experience in the asbestos industry. All of our surveys are carried out in accordance with ‘MDHS 100' (HSE guidance document).

The reports include an asbestos register and material risk assessment, sample analysis details, colour photographs of all samples, recommendations and advise for all asbestos identified within the building and annotated CAD drawn floor plans.

We have no ties to the asbestos removal industry so you can be assured of accurate and impartial advice.

We offer a cost effective and efficient service. Our prices are inclusive of all sample analysis, we do not charge extra per sample taken.Surveys will be booked in usually within one week (often sooner)and reports can be completed in as little as 48 hours.

 

Damp Report

Most Building Surveyors will take random damp-meter readings throughout the property being inspected. If damp is found within a standard report - you will be advised to carry out a full Damp Report.

Damp comes in various guises, most commonly Rising Damp. Here moisture from the ground rises up the walls. The long term affects of rising damp are; damaged internal decorations and debonded plaster. Due to the nature of Rising Damp - the effects are only ever up to 1meter above ground level. Modern properties are protected by a damp course built in to the walls, but older properties can either have no damp course or have old courses which have become ineffective.

Penetrating Damp is caused by moisture penetrating through the roof or walls. Causes of penetrating damp are usually very evident and is normally caused by damaged guttering or roof flashing.

Condensation is the third type of damp and is often caused from within the property. Poorly ventilated bathrooms are normally to blame.

 

Single Defect Report

This report is suitable for a single defect such as structural defects, roof problems or difficulties with floors and walls.

This type of survey is extremely useful when a mortgage valuation has identified a problem with the property you intend to purchase.

 

Main Structure Report

This is only concerned with the roof, walls and floors and does not check the fixtures, fittings or services.

This is cost effective, conclusive and carried-out by a Specialist Building Surveyor.

 

Sulphate Testing in Concrete Floors

Sulphate attack on ground floor slabs is a critical problem which can lead to serious structural damage in the main walls of a building. The problem is caused when the fill material (hardcore) beneath the slab contains sulphates and these migrate into the concrete. The sulphates react with the concrete causing it to expand resulting in a "heave effect" in the slab and structural damage to the external walls as the slab pushes them out. Eventually the concrete may disintegrate. When the slab heaves, any internal walls built off the slab will be lifted and may cause damage to the structure above.

Wall Tie Failure

This report examines the condition of wall ties which are bedded into the inner and outer leaves of cavity walls to strengthen the wall. Failure by corrosion can result in walls becoming unstable. Our report will explain the presence of any failures and advice in remedial steps.

Damp Proof Membrane Identification in Concrete Floors

We can report on the condition of a damp-proof membrane beneath a concrete floor. This membrane prevents moisture rising into the floor (which can otherwise lead to sulphate problems above), and therefore it is important to be confident of its condition.
